Default having been made in the terms, conditions, provisions and payments made and provided for in a Deed of Trust dated September 28, 2018, executed by Keith Jackson and wife, Carol Jackson to David G. Mangum, Trustee, and recorded in Book V1353, Page 910 in the Register's Office for Dickson County, Tennessee, as well as the Assignment of Leases and Rents as recorded  in Book V1353, Page 915 of said register’s office, to secure the indebtedness therein described to Grassland Financial Services, LLC and the entire indebtedness having been called due and payable as provided in said deed of trust, and said payment not having been made, notice is hereby given that I, the undersigned trustee, or my designated agent, under the power and authority vested in me by said deed of trust, and having been requested to do so by the lawful owner and holder of said debt, will on Wednesday, January 27, 2021 at 3:45 pm at the front door of the old Dickson County Courthouse in Charlotte, Tennessee, sell at public outcry to the highest and best bidder for cash, free from the equity of redemption, homestead and dower, and all other exemptions and rights of every kind, all of which are expressly waived in said deed of trust, the following described tract or parcel of land  more particularly described as follows, to-wit:

Lying and being in the Twelfth Civil District of Dickson County, State of Tennessee, and being more particularly described as follows:

Beginning on a nail in the centerline of a 10 foot wide common driveway between Parrish and Reese; thence with the centerline of said common driveway and with the East boundary of Reese, South 34 degrees 27 minutes 52 seconds East 206 feet to the end of said common driveway on in all 589.44 feet to an angle iron, a corner in the George Brown Trustees property; thence with the boundaries of Brown, to points as follows: North 50 degrees 22 minutes 48 seconds East 312.81 feet to an angle iron at a fence intersection; thence North 45 degrees 34 minutes 29 seconds West 590.05 feet to an angle iron, on in all 608.65 feet to a nail in the centerline of Hawkins Road; thence with the centerline of Hawkins Road to points as follows: South 43 degrees 46 minutes 19 seconds West 143.99 feet to a nail; thence South 48 degrees 31 minutes 49 seconds West 53.70 feet to the point of beginning, containing 3.48 acres, more or less, by survey of J.S. Brenner, R.L.S. #980, dated August 9, 1994.

DEED REFERENCE:

Being the same property conveyed to Keith Jackson and wife, Carol Jackson by deed from Kerry Curle, dated September 28, 2018 and of record in Volume 1353, Page 908, in the Register’s Office of Dickson County, Tennessee.

This property is subject to the right of way of Hawkins Road.

This property is subject to the rights of others to use a 10 foot driveway as set forth in Volume 65, Page 53, in the Register’s Office of Dickson County, Tennessee.

Subject to any and all existing ROW, easements, setback lines and restrictive covenants of record in said Register’s Office.

The failure of any high bidder to pay the purchase price and close the sale shall, at the option of the Trustee, be cause for rejection of the bid, and, if the bid is rejected, the Trustee shall have the option of making the sale to the next highest bidder who is ready, willing, and able to comply with the terms thereof.  The proceeds derived from the sale of the property will be applied as provided for in said deed of trust.
